Weather working with our client’s preservation companies or using our approved locksmiths, all assets will be re-keyed and coded with the clients preferred number sequence once confirmed vacant.
Coordinating evictions
Relationship with our client attorneys in negotiation cash for keys in lieu of eviction. Meeting with local Sheriff’s at time of eviction, alongside vendors in securing home after move-out.
Trash outs & sales cleans
Working with multiple entities in ensuring our homes are free of personal property and ready for marketing.
Utilities
Setting up water and power and all related utilities when client permits, under our company name.
Lawns
The keep up of lawn services in ensuring the home is not cited for overgrowth and free of violations.
Contractor and trade bids
Working with approved vendor lists, composed of licensed and insured general contractors, electricians and plumbers alike.
Providing As-is/As Repaired values
Experience in defining cost to cure in bringing the home to marketable conditions. Provide warranted updates or line-item repairs when needed.
Accessing compliance issues
Insuring each home is free of violations. Working directly with code compliance departments in multiple counties within the state of Florida.
HOA
Provide detailed estoppel information in bringing associations dues current in ensuring Title is clear at time of closing. Knowledge of requirements for buyer prospects.
